Common Questions
How long does an LTB hearing take to schedule?
Wait times vary with the Board's caseload and the type of application. Filing correctly the first time, with the right forms, notice periods, and evidence, avoids adjournments that can add months. We prepare applications and hearing materials so your matter proceeds as quickly as the Board allows.
Can a landlord evict a tenant without an LTB order?
No. In Ontario, only the sheriff can enforce an eviction, and only after the Landlord and Tenant Board issues an order. Changing locks or removing a tenant's belongings without an order is illegal and can expose a landlord to significant penalties.
Do I need a lawyer or paralegal for the LTB?
You are entitled to represent yourself, and licensed paralegals can represent parties in most routine LTB hearings at a lower cost. A law firm has an advantage in matters that fall outside a paralegal's scope: appeals to the Divisional Court, applications to the Superior Court of Justice (for example, an illegal lockout), and complex commercial tenancies. Professional representation matters most where the stakes are high: arrears in the tens of thousands, bad-faith allegations, or an eviction that would cost you your home or your rental income.
What is Ontario's rent increase guideline for 2026?
For 2026, Ontario's rent increase guideline is 2.1%. Most landlords can raise rent up to this amount once every 12 months without Landlord and Tenant Board approval; a larger increase generally requires an above-guideline application. We advise both landlords applying for an increase and tenants who want to know if one is valid.
